1.  The property known as Kerdalidec (the “Property”) is offered for holiday rental, subject to confirmation by D. Gamble (the “Owner”), to the renter (the “Client”). Check in time is after 4pm and departure time is before 10am.

2.  To reserve the Property, the Client should complete and sign the booking form and return it together with payment of the initial non-refundable deposit (25% of the total rental due). Following receipt of the booking form and deposit, the Owner will send a confirmation letter. This is the formal acceptance of the booking.

3.  The balance of the rent together with the security deposit (see Clause 4) is payable not less than 8 weeks before the start of the rental period. If payment is not received by the due date, the Owner reserves the right to give notice in writing that the reservation is cancelled. The Client will remain liable to pay the balance of the rent unless the Owner is able to re-let the Property. In this event Clause 5 will apply. Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking.

4.  A security deposit of £100 is required in case of, for example, accidental damage to the property or its contents. However the sum reserved by this cause shall not limit the Client’s liability to the Owner. The Client agrees to pay for any damage to the Property or loss or damage to its contents. The Owner reserves the right to make a retention from the security deposit to cover any of these events. The Owner will account to the Client for the security deposit and refund the balance due within 2 weeks of the end of the rental period.

5.  With reference to Clauses 2 and 3 above, the Client is strongly advised to arrange a comprehensive travel insurance policy including cancellation cover and full cover for personal belongings, public liability etc. since these are not covered by the Owner’s insurance.

6.  The maximum number to reside in the Property must not exceed 9 in the Longhouse, 5 in the Crêche and 2 adults and 2 children in the Wellhouse unless agreed previously with the Owner.

7.  The Client must leave the Property in a clean and tidy condition at the end of the rental period. The Owner reserves the right to make a retention from the security deposit to cover additional cleaning costs if the Property is left in an unacceptable condition.

8. Pets are accepted but only by prior agreement with the owner. Dangerous breeds of dog are not accepted. Your dog must be kept on a lead at all times in the shared gardens and in the garden of the Longhouse and the Wellhouse which are not enclosed. The Crèche has an enclosed garden. Your dog must NEVER be left alone in the house if you go out.

9.  Under no circumstances shall the Owner’s liability to the Client exceed the amount paid to the Owner for the rental period.

10.  This contract shall be governed by French law in every particular including information and interpretation and shall be deemed to have been made in France. Any proceedings arising out of or in conjunction with this contract may be brought in any court of competent jurisdiction in France.
